sailing conditions on harvey estuary/mandurah estuary

just wondering what the sailing conditions are like through the spring , summer and autumn around the harvey estuary. Ive seen lots of tinnies but no masts ,despite the wind.

Might have something to do with the vast stretches of shallow water.

Plenty of sailing around the Peel Inlet.
Mostly GPS/Speed Sailing and Kiting due to flat/shallow water @ Coodanup, Wannanup, Point Grey, Heron Point.
There is a Sailing club at Port Bouvard where the water is deeper. Catamarans, Flying Fifteens, Pelies

looking to buy on the water further down the harvey estuary. new home for my 9m shallow draught Gaff schooner
