Mandurah windsurfing

Hi.....lookin at relocating to Mandurah from NZ and was wondering what sort of water and wind conditions yas get at Mandurah....in the ocean and the estuary.

It varies thru the year of course.
With any luck in Summer we get steady seabreezes from the SW, anywhere from 5 to 25kts.
About 5kts lighter on the estuary. Easterlies are also sailable on the estuary, thewy can be the same strength, but the stronger stuff isn't as frequent.

Winter is storm fronts, mainly NW but all the way round to SW. Strength anywhere from 15 to 50kts.

I found it beautiful out here, and its great for surfing. I have family out here so we all go surfing every summer, great weather then as well :)
