Rents keep pace with house values or vice versa, at a lousy 3.5% return rate.

When vacancy rates are high, tenants will trash your joint.

When vacancy rates are low, they will still do it but less often.

I couldn't tell you what it was WORTH 5 years ago but it might have sold 5 years ago for $4 to 5 hundred thou.

You could find out if you have access to RP Data.

Bargara was "discovered" 10 years ago, went through a unit building boom and now suffers from an oversupply of units.

However that unit has prime position, three bedrooms, two bathrooms, two kitchens and has dual entry.

There a few around in that price range but this one is kinda special.

I'd live there - what would you do for work?

Does anyone there need crappy four page websites built with a contact form? What about EDM's and banner ads, does anyone have shops that are still open?

What about lawn mowing?

I know, maybe, I'll cut my hair, start smoking big cigars and wear a suit with leather patches on the elbow. I'll tell all the hicks I'm a fancy arse stockbroker from Melbourne and give them investment advice. At least they won't be buying at the top of the market.
